Hi Jeff and Woodcliff Park group--- I just joined your group because I'm interested in purchasing a property in your community (hope you don't mind my intrusion)--My husband and I have been there and loved it and are interested in joining the community, but the leasing situation makes us a bit nervous. I just thought I'd reach out and see if any of the current owners can give us their thoughts on their situation. It seems from the info I have that there will always be a possibility that the land could be sold up from under you. I know their are a few owners who own the land, but I heard it's only 4 out of 170 which leads me to think they could easily bought out for the right price. Can anyone shed some light on this and alay our fears----We have a 2 year old and I want a fun family beach house for her during her childhood but I also don't want to sink our savings into an unstable investment. Any info anyone can give me would be much appreciated!! thank you Lili Vitale

The board gets pretty quiet at this time of year so I'm not sure if others will see your question. First I would say your question would probably be best answered by "Ben" himself. He seems to be a pretty reasonable person so give him a call. To the best of my knowledge, property purchase was offered 3 years ago but the deal somehow fell through and will be offered again in the future. We have had one house in the family for over 30 years and were confident enough to purchase another last year. I believe that the prices reflect the leased land. The sales that I am aware of in the last 2 years have ranged from 20-80k. Hope this helps, Jeff If you find out any further info, please come back and share it with the board.

Hi Jeff-- Many thanks for the reply---that's good to hear you feel confident enough to purchase another property. Perhaps I will try to contact Ben and ask his thoughts. If you have a direct number for him I'd love to have it (otherwise I suppose I'll try to find it through 411 or the real estate agent).
